Years ago, before the Bandar Abbas real estate market shifted to its current state, we at Chegall arrived at a fundamental question: "If purchasing power declines, must the quality of life decline as well?" Our answer was a resounding "No." However, this refusal required a total redefinition of modern living.
1. Realist Analysis: Moving Beyond Compression
We analyzed inflation trends, shifting family structures, and the aging population. The reality was clear: large-scale units were becoming inaccessible to the majority. Yet, downsizing—if done merely for cost—leads to the "compression of life" and the loss of tranquility. We refused to build anonymous "beehive" complexes; we sought "Quality in Density."
2. A Bold Move in a Harsh Climate
In a city with extreme humidity and high groundwater levels, deciding to build two underground floors was a massive technical risk and financial burden. But to realize the "Hotel-Style" vision, we needed space. We dedicated an entire floor to functional amenities—not decorative ones, but spaces that elevate the "Lived Experience."
3. Recreating What Was Lost
We asked ourselves: When a unit's square footage shrinks, what does the resident lose? Guest rooms? Event spaces? Gyms? Our solution was to move these functions from the "Private Unit" to the "Common Areas" with significantly higher quality:
* Event Hall: A fully soundproofed space for celebrations, ensuring joy without disturbing the neighbors.
* Guest Suites: Removing the extra bedroom from the unit without compromising the dignity of hosting guests.
* Nursery & Nurse Room: Equipped with online monitoring to ensure child safety while preserving parental privacy.
* Cafe & Lobby: Replacing large living rooms with high-quality public spaces for social interaction.
4. Addressing Hidden Needs: From Music to the Elderly
We see the future of Iran’s demographics. Designing libraries and social spaces for the elderly is our response to an aging society. Furthermore, by including music practice rooms and fitness centers, we ensured that limited square footage doesn't suppress talent or physical well-being. Even for daily chores, we integrated specialized car washes using recycled water from AC units.
5. Overcoming Technical Frontiers
Hotel-style living in Bandar Abbas was not just an architectural choice; it was a technical battle. Ventilation, humidity control, and insulation systems were engineered so that these amenities remain "truly" functional year-round, not just as images in a brochure.
Conclusion
The "Project Jarun" and "Project 7" projects are more than residential complexes; they are an intelligent response to economic realities without sacrificing human dignity or comfort. For us, development is not about compressing life—it is about making it smarter. We chose this path long before the market forced us to.
